Buying property in Pattaya is easy. Buying property in Pattaya safely is a different matter, and the difference is almost always in the paperwork rather than in the building.

We are not only an agency. We register companies, draft contracts and handle visas, which means the questions that actually decide whether a purchase is safe get answered by the same team that shows you the unit. Who holds the title. Whether the foreign quota has room. Whether the transfer fees have been split the way you were told.

Buying: what we check before you commit

  • The title deed and who is actually registered on it.
  • Whether the building has foreign quota available, because without it the unit cannot be registered in your name.
  • Outstanding common area fees and sinking fund contributions, which follow the unit rather than the seller.
  • How transfer fees and taxes are being split, which is negotiable and frequently misrepresented.
  • For off plan purchases, the developer's track record and what your deposit is actually secured against.

Renting: the things that go wrong

Long stay rentals in Pattaya are mostly informal, and most disputes come down to the same handful of points: the deposit, who pays for repairs, what happens if the owner sells, and whether the landlord will file the TM30 you need for your visa.

We put those in writing before you move in. That last point matters more than people realise, because a landlord who will not register you can cost you a visa extension.

Where to live in Pattaya

Jomtien is quieter, more residential and popular with long stay European residents. Pratumnak sits between Jomtien and the city and holds its value well. Central Pattaya is convenient and noisy. Naklua and Wongamat are the upmarket end of the beach. East Pattaya gives you a house and a garden for what a small condo costs on the water.

Can I buy a condo in my own name as a foreigner?

Yes, condominium units can be owned outright by foreigners, provided the building has not exhausted its foreign ownership quota. That quota check is the first thing we do, because a beautiful unit in a building with no quota left cannot be registered to you.

Can I buy a house and land?

Foreigners cannot own land directly. There are structures used to hold houses, principally long leases and Thai companies, and they differ enormously in how robust they are. We will explain the real risk of each rather than the sales version.

Do I need to transfer money from abroad in a particular way?

For a condo purchase in your own name, yes. The funds need to arrive from overseas and be documented in a specific form, and without that documentation the land office will not register the transfer. This trips up buyers who move money the convenient way rather than the correct way.

Can you help with the visa side too?

That is the point of doing both under one roof. Buying property does not itself grant you a visa, but your address, your TM30 and your bank account all connect to your immigration status, and we handle all of it.
