East Pattaya, inland from Sukhumvit around Nong Prue and Huay Yai, is the family housing side of the city. A three bedroom home with a private pool and a garden here costs what a modest two bedroom apartment costs on the water.
The trade off is that you need a vehicle. Nothing out here is walkable, and that shapes everything from your weekly shop to how the children get to school.
What to check before moving out here
- Flooding history. Some East Pattaya estates flood in heavy rain and locals know exactly which ones.
- How the land is held, which matters far more for a house than for a condo.
- Distance to a school, a hospital and a supermarket, measured in traffic rather than kilometres.
- Whether the estate has a working juristic person and what the monthly fee actually covers.
