If you own a condo, a car, a motorbike or a bank account in Thailand and you die without a Thai will, your assets are distributed under Thai succession law, through a Thai court process, conducted in Thai.

I already have a will at home. Is that not enough?
It may eventually be recognised, but it has to be translated, legalised and accepted by a Thai court, which takes time and money at a moment when your family has neither to spare. A short Thai will covering only your Thai assets sits alongside it and removes that problem.
Can I leave my condo to my Thai partner?
A condominium unit can generally pass to an individual, subject to the building's foreign ownership quota rules and the beneficiary's nationality. Land is more complex. We will tell you what can actually be inherited by whom in your specific case.
