Most legal problems foreigners run into in Thailand were created by a document they signed without reading, or by a document they never made at all. A lease with no exit clause. A car bought in someone else's name. A house paid for and registered to a partner. No will, and Thai property law deciding what happens next.
None of that is exotic or complicated to prevent. It just requires that someone reads the Thai text and tells you honestly what it says before you sign it.

The two documents every long stay foreigner should have
The first is a Thai will covering your Thai assets. A will made in your home country may eventually be recognised, but the delay and expense fall on the people you leave behind, at the worst possible time.
The second is a properly drafted lease or purchase agreement for wherever you live. Verbal arrangements work beautifully right up until the moment they do not.

Frequently asked questions
Can a foreigner own property in Thailand?
A foreigner can own a condominium unit outright in their own name, subject to the building's foreign ownership quota. Land is different and the structures people use to hold it vary enormously in how safe they are. We will tell you frankly which structures we consider sound and which ones we would not put our own money into.
What does a notarial services attorney do?
Thailand does not have notaries public in the sense most European and American clients expect. It has lawyers licensed to certify documents and signatures for use abroad. That is what you need when your home country asks for a notarised document and you are here.
Do you review a contract I have already been given?
Yes, and it is one of the most useful hours you can buy. Bring the Thai version, not only the English summary, because they are not always the same document.
