Which visa should I apply for?

It depends on your age, your income, your family situation and how long you want to stay. Over 50 with savings or a pension usually points to the retirement route. Married to a Thai national usually points to the marriage route, which has a lower financial threshold. Working remotely for a foreign employer points to the DTV. We give you a straight answer in a fifteen minute consultation.

How much money do I need in a Thai bank?

It differs between the retirement and marriage routes, and both accept a documented monthly income instead of a lump sum. How long the money must sit in the account before you apply matters as much as the amount. We confirm the current figure for your case rather than quoting a number that may have changed.

What is a 90 day report and what happens if I miss it?

It is the address notification every long stay foreigner files every 90 days. Missing it means a fine, and a pattern of missed reports can complicate your next extension. We file it for you, usually the same day, and we remind you before the next one falls due.

Will I lose my visa if I leave Thailand?

Yes, unless you hold a valid re-entry permit. Your extension of stay is cancelled the moment you leave without one. This is the single most expensive avoidable mistake foreigners make here.

Can I get a Thai driving licence as a foreigner?

Yes. You need proof of residence, which normally means a residence certificate from immigration, plus a medical certificate and the vision, depth and reaction tests. If you already hold a valid foreign licence, the practical test is often waived.

Can a foreigner own property in Thailand?

A condominium unit can be owned outright in your own name, provided the building has foreign quota available. Land cannot be owned directly by a foreigner, so houses are held through long leases or company structures, which vary a great deal in how sound they are.

Can I register a car in my own name?

Yes, with a residence certificate from immigration or an equivalent embassy letter. Registering it in a friend's or partner's name to save a step is the mistake that costs people the vehicle later.

Do you speak my language?

Our staff handle English, Thai, Russian, German and French, and this website is also published in Chinese. Tell us your preferred language in your first message and we will put you with the right person.

How much do your services cost?

It depends entirely on the service and on how much of the file already exists. We quote the full cost, including government fees, before you commit to anything, and the first consultation is free.

Where is your office and do I need an appointment?

We are on Thepprasit Road in Pattaya, directly in front of Outlet Mall, about five minutes from Jomtien Immigration. No appointment is needed for a first consultation.
