The Sky Pattaya office on Thepprasit Road, where visa applications are prepared

Thai immigration paperwork is not difficult because the rules are complex. It is difficult because the rules change, the required documents differ from one officer to the next, and a single missing bank letter sends you back to the end of a very long queue.

Sky Pattaya handles the whole file. We check your eligibility before you spend a baht, prepare every document in the format Jomtien Immigration expects, book your appointment and go with you. Most of our clients spend under an hour at the immigration office, and many spend none at all.

Which visa is right for you?

The right visa depends on your age, your income, your family situation and how long you actually want to stay. Choosing wrong is expensive: you pay the government fee, you lose the time, and you often have to leave the country to start again.

We give you a straight answer in a fifteen minute consultation, in your own language, before you commit to anything.

  • Over 50 with savings or a pension: the retirement route is usually cheapest and most stable.
  • Married to a Thai national: the marriage visa needs a lower financial threshold than retirement.
  • Working remotely for a foreign employer: the DTV is designed exactly for you.
  • Running or joining a Thai company: business visa plus work permit, handled together.
  • Studying Thai, Muay Thai or a diploma course: the education visa keeps you legal while you learn.

What we do that a DIY application does not

  • We confirm the current requirement with immigration before we prepare your file, because published rules and applied rules are not always the same.
  • We season and document your bank balance correctly, which is the single most common reason for rejection.
  • We prepare your TM30 and residence certificate in advance so they do not block the main application.
  • We attend with you and answer the officer in Thai.
  • We diary your next deadline and contact you before it expires, so you never overstay.

Visa services

How it works

  1. 1

    Free eligibility check

Send us a message on LINE with your age, nationality and situation. We tell you which visa you qualify for and what it will cost, before you commit.

  2. 2

    Document preparation

We give you a precise checklist, then we prepare, translate and legalise everything that needs it. You only chase what genuinely needs your signature.

  3. 3

    Filing and appointment

We book the immigration appointment and go with you. We speak to the officer, handle the queue and deal with anything unexpected on the spot.

  4. 4

    Renewal reminders

We keep your dates on file and contact you before your extension, 90 day report or re-entry permit is due. No overstay, no fines.

Frequently asked questions

Do I have to be in Thailand to start the process?

For most extensions, yes, because immigration needs your passport and your biometrics. For visas issued abroad, such as the DTV or a Non-Immigrant O applied for at a Thai embassy, we can prepare your entire file while you are still in your home country and guide you through the online application.

How much money do I need in a Thai bank account?

It depends on the visa. The retirement route and the marriage route have different thresholds, and both accept a documented monthly income as an alternative to a lump sum. The seasoning period, meaning how long the money must sit in the account before you apply, matters as much as the amount. We confirm the current figure for your exact case at the consultation stage, because immigration policy is reviewed regularly.

Can you help if I have already overstayed?

Yes, and the sooner you contact us the better. Overstay fines increase with time and a long overstay can result in a re-entry ban. We have handled many of these cases. Come and talk to us before you go to immigration on your own.

Which languages do you speak?

Our staff handle English, Thai, Russian, German and French. If you prefer to explain your situation in your own language, tell us which one when you first message us and we will put you with the right person.

Where exactly is your office?

We are on Thepprasit Road in Pattaya, directly in front of Outlet Mall, which puts us a few minutes from Jomtien Immigration. Parking is easy and you do not need an appointment for a first consultation.
