Huay Yai sits inland and south, past East Pattaya, and it is where the villa market moved once the closer estates filled in. Plots are larger, the estates are newer, and you get a genuine garden rather than a courtyard.
It is also further from everything. Nobody lives in Huay Yai without a car, and the school run, the hospital trip and the weekly shop are all measured in twenty minute drives rather than five.
What to check before buying out here
- How the land is held. This matters far more for a villa than for a condo, and Huay Yai is almost entirely land.
- Flood history in heavy rain, which varies enormously between estates a kilometre apart.
- Whether the estate's juristic person actually functions, and what the monthly fee covers.
- Mains water and electricity connection, which is not universal this far out.
- The real drive time to a hospital, in traffic, not on a map.
