The retirement route is the most common long stay solution for foreigners over 50 in Pattaya. It is not a single visa but a sequence: a Non-Immigrant O entry, then a one year extension of stay that you renew every year.

Nearly every rejection we see comes from the same three places: money that has not been in the account long enough, a bank letter dated too early, or a missing TM30 from the landlord. We handle all three before your file ever reaches an officer.

Who qualifies

  • You are 50 years old or over on the day you apply.
  • You hold a Non-Immigrant O entry, or we convert your current entry to one first.
  • You meet the financial requirement, either as a seasoned deposit in a Thai bank account in your own name, or as a documented monthly pension or income, or as a combination of both.
  • You have no overstay on your record and no criminal issue that would block the application.

The money question, answered honestly

The financial requirement is where most people get confused, because three separate things must be right at the same time: the amount, the seasoning period, and the evidence.

The amount and the seasoning are set by immigration and are reviewed from time to time, so we confirm the figure applying to your case on the day you consult us rather than quoting a number that may have moved. The evidence is where we add the most value: the bank letter has a validity window measured in days, the passbook has to be updated on the correct date, and the account must be in your name alone.

If you draw a pension, the income route often works out simpler than locking away a lump sum. We will tell you which of the two is cheaper for your situation.

Frequently asked questions

Can I get a retirement visa if my money is not in a Thai bank yet?

Yes, but plan ahead. The funds must sit in a Thai account in your own name for a set period before you apply, so transferring money the week before your appointment will not work. If you do not yet have a Thai bank account we can help you open one, which is itself easier with an agent than alone.

Do I need to use an agent, or can I do it myself?

You can absolutely do it yourself, and if your case is simple, your Thai is decent and you have time to queue, you may prefer to. Most of our clients come to us after a first attempt that failed on a document detail, or because a day of their time is worth more than our fee.

What happens if I want to leave Thailand during the year?

Your extension of stay is cancelled the moment you leave the country unless you hold a valid re-entry permit. This catches people out every single year. We add it to your file as a matter of course if you tell us you plan to travel.

Is health insurance compulsory?

It depends on the exact category you apply under, and this is one of the areas where policy has changed more than once. We check the current position for your category before you buy a policy, so you do not pay for cover you do not need or arrive without cover you do.

How long does the whole process take?

If your money is already seasoned and your documents are in order, the file can be ready within a few days and the extension is usually issued on the day of the appointment. If we have to convert your entry or wait for funds to season, plan for several weeks.
